Nashville Yards Development in 2022

High-rise buildings first appeared in Nashville with the construction of the First National Bank Building, now the Downtown Courtyard Hotel, in 1905; this building rises 168 feet (51 m) and 12 floors. [2] As of Dec 2024, there were approximately 275 completed buildings of 100 feet and taller in the city, according to the urbanplanet.org Nashville chapter database (and using Emporis figures). As of late 2024, 25 high-rises had been completed in the past three previous years, with another approximately 22 currently under construction, 15 approved, and 25 high-rises approved/proposed. Nashville has demonstrated quick approval of many major projects, such as One22One. That project was announced in February 2019, with the building that had sat at the site demolished and groundbreaking projected for September 2019. [3] For context, in July 2022, there were 45 cranes in Nashville.

Since 2000, Nashville has seen two urban construction booms — one prior to the Great Recession of 2008 and the other from 2015 to 2023 — that have yielded multiple high-rises. Of the city's 40 completed towers of 300 feet or taller, as of September 2025, 28 have opened since 2015. In addition, five towers of at least 300 feet were either currently under construction or seeing preliminary site work undertaken by September 2025, with multiple others approved for construction.

Tallest buildings

This list ranks Nashville skyscrapers completed or structurally topped out that stand at least 300 feet (91 m), based on standard height measurement. There are at least 55 additional high rises in Nashville that stand between 200 feet and 299 feet tall and that are not listed here, according to the urbanplanet.org Nashville chapter database.
